BRRRR’ing in Motown from 600 Miles Away - Introduction

What's up BP Folks!

I’m Nick — based in NJ but investing where the numbers make sense… which for me has been Detroit.

So far in the past year I've completed 3 BRRRR projects here:

  • Buy: Undervalued properties in improving neighborhoods.

  • Rehab: Managed the renos from afar (and yes, that’s as fun as it sounds).

  • Rent: Mix of market and Section 8 tenants for steady cash flow.

  • Refi: Pulled my capital out to roll into the next deal.

  • Repeat: Searching for the next deal as we speak!

Now I’m looking to keep scaling — ideally into value-add small multis. Philly’s also on my radar for the right opportunity.

Would love to connect with anyone who’s made the leap from single-family BRRRRs to small multifamily to gain insight.
