New Wholesaler in Charlotte --- Building My REI Journey 1 Deal at a Time
Hi everyone! 👋
My name is Olivia McCall. I’m brand new to the real estate investing world — officially diving in as a vacant land & distressed property wholesaler here in the Carolinas.
I’m originally from Austin, Texas, spent a few years in Denver, Colorado, and now I’m loving life in Charlotte. I’m a traveler and adventurer at heart, and my big goal is to build my real estate portfolio one deal at a time while learning from experienced investors along the way.
Right now, I’m focused on:

Your focus on vacant land and distressed properties is a smart niche, as it can have a lot less competition than traditional on-market deals.
Your approach to diving into the business is spot-on—focusing on education, market knowledge, and building relationships. That's the real formula for success.
Here are a few specific insights for the Carolinas market, especially from a wholesaler's perspective:
- Zoning is everything with land. You're right to be focused on this. Land deals can have massive potential, but they can also be worthless if you don't understand the zoning and what can actually be built. Make friends with the local planning department. They can be an incredible resource for understanding what's possible with a piece of land.
- The Carolinas have different legal nuances. While wholesaling is generally legal in both North and South Carolina, the legal framework is different in each state. Make sure you understand the laws for each state you're working in. For instance, South Carolina recently passed some new legislation that makes it important to be transparent about your role as a wholesaler to avoid issues.
- Networking is crucial. You're already on the right track here, but a great way to build relationships quickly is to attend local meetups and Real Estate Investor Associations (REIAs). There are several active groups in the Charlotte area, and this is where you'll find the most experienced investors who can become your buyers.
