New Investor Returning to Pittsburgh
Hi everyone! I'm a Pittsburgh native and an aspiring real estate investor. So far, I've gained some experience by renting out two houses I own. I've spent the last 15 years serving in the Marine Corps, with just one year remaining before I'll get off active duty. As I approach this transition, I’ve decided to dedicate my time and energy to something that interests me, I enjoy doing, and has the potential to help me achieve early financial independence.
Since I am currently deployed, I see this as a great opportunity to learn as much as I can and connect with experienced investors. My goal is to be well-prepared so I can hit the ground running when I return to Pittsburgh in late 2026. I plan to focus on a buy-and-hold strategy, and I’m also considering incorporating some fix-and-flip projects into my portfolio.
I truly look forward to engaging with this community and appreciate any insights or advice you might be willing to share. Thanks in advance!

That’s awesome you’re already a landlord while serving. Pittsburgh’s great for buy-and-hold—check areas like Brookline, Mt. Washington, and the North Side for cash flow, and Lawrenceville for appreciation.
While deployed, build your “core 4” team (agent, lender, contractor, PM) and practice running numbers. You’ll land back home ready to buy or flip without missing a beat.
