Hey @Erin Ferguson! Welcome to BP! From my experience, the best first step is to start building relationships with local investors, agents, and property managers in the market you're targeting. I'd recommend checking out the local REI meetups. While you're networking, start running numbers on a few sample deals so you can get comfortable with cash flow, expenses, and rental demand. Even if you don't buy right away, it'll help you spot a good deal when it shows up.

Real estate is a team sport, so focus on relationships early, you’ll be surprised how many doors that opens.
