Hi BP! I’m Trevor Higgins (NMLS 1410557), a Charlotte, NC–based mortgage advisor with 12+ years’ experience—lending nationwide with Fairway Home Mortgage.
I work with real estate investors and house hackers as well as traditional homebuyers. On the investor side, I structure DSCR and conventional 1–10 unit loans, short-term rental (Airbnb/VRBO) financing, and cash-out refis to scale portfolios. 
I also understand PadSplit/room-by-room strategies and how underwriters view leases, reserves, and exit plans. I've funded over 200 Co-Living or PadSplit loans!!!

  • - Side-by-side numbers: DSCR vs full-doc, points vs temporary buydown, refi vs HELOC

  • - Underwriting clarity for self-employed/1099 borrowers or specialty investment products.
