Aspiring Investor in the Indianapolis Area

Hello all,

My name is Christian and I'm semi new to BP. I recently graduated from Physical Therapy school in May and have been working full-time since August. I have been interested in real estate investing since I was a student in Physical Therapy due to its wealth building ability and have been listening to the bigger pockets podcast on and off the last few years. Now that I have a steady flow of income from my W-2, I am wanting to begin my investing journey. I currently live around the Indianapolis area and am interested in multifamily long-term rentals. In the coming weeks I am going to begin the process of getting pre-approved for a loan but since this will be my first time purchasing a property, I'd love any tips I can get regarding the process and with this specific investing strategy. I would also love to connect with others around the area for potential mentorship and help moving forward. Happy to be here and I'm excited to begin this journey.

Perfect opportunity to buy a house hack. Buy a nice 2-4 unit building in a neighborhood you want to live in and figure it out as you go. That’s what I did several times when I was your age and worked out fantastically. Hopefully you can live for free or close to it. Lots of trendy neighborhoods downtown or broad ripple where this can work.

Another option is buy a super cheap trash house for cash and fix it up and sell it. That takes much more money and time and doesn’t provide a rental for you long term, but can make some immediate cash if you put in the sweat equity.
