Hi! New member from Venezuela, and currently based in Colombia
My name is Alejandro Lisson and I am from Venezuela.
I grew up in Venezuela, but I left there 4-5 years ago living in different places such as UK, Sweden and Peru.
I just finished my MBA and will soon start working in management consulting (based in Colombia). While I work in a full-time job, I would like to start investing in Rental Real Estate. After analyzing the Colombia market, I have found much better deals in US (using loopnet.com). Therefore, I would like to focus in US, especifically in Florida as it could be easier for me to reach that area.
I would like to start acquiring and renting small houses or apartments around $50k, and later on move to bigger ones. My goal would be to have a good steady income from real estate to be able to decide whether I want to continue working on a full time job or not!

Welcome.
But, in S Florida the $50k SFR home is Not going to be in a good, or even close to average, area. This will automatically cause rentability and typical prospective tenant issues. Condos in this range can be in more stable areas, but then of course you've got COA fees which will eat somewhat into returns, but does make capex replacements somewhat easier. I personally think maybe half of your over all return is from appreciation, if you buy right in a stable neighborhood or development.
