Long distance investing: Seeking Rental Income Property in Charleston SC area.

I will be in South Carolina in November and plan to check out residential income property. I don't know the area. Any suggestions would be helpful, neighborhoods, local professionals, etc.  I'm looking for cash flow.

I'm in a former real estate appraiser and live in California. I currently have one 4-unit residential property. I'm new to Bigger Pockets, but am loving all the resources it offers.

What price point are you looking to be in?    If you don't mind me asking, why Charleston?  I live here and invested in Indianapolis.  

Are you interested in vacation homes or just monthly rentals? 

If monthly rentals: look at West Ashley or, my preference, Summerville.  If vacation rentals work, I would look at Isle of Palms or Folly Beach. 

I have a good realtor (who got me my personal residence) whom I would highly recommend.  Feel free to let me know and I'll PM you his name and information.
