Hello from Austin, Texas.  I have been reading many of your posts and finally am introducing myself as well.  I am an investor as well as Realtor here in Austin helping myself and other investors buy in this great city of ours as well as surrounding areas like Cedar Park, Leander, Round Rock, Buda, Pflugerville, etc...  I own income property in Southern California where I spent 15 years as well as here in Central Texas.  No matter how long you are in the business and whether you are focusing on buy and hold, or wholesaling, or flipping, you can always learn more and this site allows you to do that without a financial hardship to come with it.  It truly is a fantastic site and I would really like to thank @Joshua Dorkin for not only creating it but building it to what it is today.  So thank you Josh and everyone else who posts their thoughts as you make it what it is, a priceless and endless library of experience for real estate investors.  I hope to add to its rich collection.
