It's been about a month  gathering information so that I can do my first deal hopefully before my birthday 2/18. I listened to several different you tubers to compile a plan to get started.  At 56 this is hopefully the opportunity to really enhance my life. I'm tired of helping someone else spend time with their families  on vacation while I struggle. Preparing to create a cash buyers list as well as seek out distressed sellers. Also get the other systems in place to make this work.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
