New to BP
Hi all my name is Eric Herzog. From South Florida and I am new to this site and to real estate in general. interested in wholesaling, bird dogging for investors right now. enjoy the researching and negotiating. eventually would like to be on the other end and be able to finance a property purchase or two and build a nice REI portfolio. but for now, need to start at the beginning. this is a wonderful site, have gotten great advice already and will use this site to be successful in RE. Would welcome any and all advice, pointers, tips or any of the like and make some great contacts!!!

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers.
Two Great reads, I bought both J. Scott The Book on Flipping Houses, The Book on Estimating ReHab Costs http://www.biggerpockets.com/flippingbook
Consider checking out HUD homes for small multi's owner occupied gets first crack.
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
