New Investor from Richmond, Virginia

Hello BP Community,

My name is Effy Green and I'm from the Richmond, VA area. I've been lurking on this board for some time now so I think it's time to introduce myself. I work full time, have two kids and own my home. I've always had a passion for Real Estate and my main interest is mainly in wholesaling, rehabbing, and rental properties. I've read many articles, books, and listened to as many podcast on here and as well as on other sites. I've already learned so much from so many on this board and I look forward to networking, discussing and actively engaging with you all. I'm currently in the process of looking and buying my first rental property. I'm trying to figure out which way to go in buying my first property I have some cash of my own that I can use to invest/ buy properties, but I've read that's It's better to leverage the funds from a bank, or private lender.I'm trying to figure out the best option here. Any thoughts?

I want to second what @Jon Deavers said. Richmond REIA is a great forum. And setting up Richmond, VA in your keywords search like @Brandon Turner said is also a good way to meet other like-minded individuals in the area. 

To answer your original question about leveraging $, I would recommend Brandon's latest book.  It is filled with a lot of great strategies that will allow you to start investing without depleting your own personal capital.  My first two properties were bought subject to and w/ seller financing.  Definitely a lot easier than going through a bank.
