Consider checking out HUD homes for small multi's owner occupied gets first crack.

You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.

 Hello, I live in PG County, but my wife, my partners, and I are investing in your area.  We have just finished the rehab on a single family rental in Havre de Grace that will be coming to the market for rent today.  We also have a multifamily being rehabbed in Elkton, and my wife and I separately own a townhome that we rent out in Bel Air.  We used to live in Bel Air and loved the area, but my full-time job brought us closer to DC.  Welcome to BP!

 @Linval T. :

Thank you for the introduction and providing links to articles and books. I will be sure to read them over the weekend. Stay in touch.

@Stephen Chittenden;

Hey Steve,

Thank you for dropping a line and introducing yourself. As you probably already know, Harford County is growing and great for real estate. I am looking for a single family or town home in Bel Air to rent out. If you are ever in town and want to connect, let me know.

Stay in touch and see you around!

 @Dave Visaya,

Thank you for the welcome! I agree, BP is filled with RE knowledge and I have been a sponge absorbing everything I can and I did check out the Learn Tab. It is filled with valuable free knowledge. Thank you for the welcome.

Rikin, Yes in fact I do! There is a REIA in Towson, MD. The club holds frequent meetings daily/monthly. In addition, they carry a meeting every third Thursday of each month for free. It would be a great way for you to meet investors and potentially meet your investor partner (if looking for one lol).

Here is their website
