My credit isn't the best and I am very adamant about purchasing my first real estate investment. I am working overtime to fix all the old inquires on my report as we speak. Do anyone have any advice on what should I expect or can look forward to when trying to purchase my first real estate investment.

Welcome to the site.

Owner occupied homes are easier to get loans on then non owner occupied. Perhaps look into an owner occupied 2-4 unit.
