Former RE appraiser/loan officer in Texas

I am a former licensed loan officer, real estate appraiser, and a former project manager for a commercial flooring company. I have only "flipped" my personal homes, but I want to start buying 'fixer-uppers' and some buy and holds. I am a hands-on type of investor - I can do a a lot of projects myself, but I am a woman and I am not as 'physically' strong as my counterparts, yet I know how to get things done. While working in the flooring business, I managed approx. 20+ installers and was responsible for every aspect of their work. I did all my own bidding, negotiations with general contractors/architects, and ordering of my products. I did over $1 million in sales annually and secured business with national construction companies. Granted, this was 15 years ago and took place in Fort Worth, but I am still a go-getter. I hold two baccalaureate degrees and have a broad knowledge of the housing market. I am looking to learn more and invest with a potential partner.
