New fix/flipper in Phoenix

Hello my name is Nate, I am in the process of starting on my first project (fix/flip), currently I am a project manager for a large renovation in Central Phoenix.  Managing this project for the last 2.5 years has given me the confidence to start my own project.  My partner and I plan on doing all of the sweat equity on our first project and hope to have it completed start to finish in 6 months. 


I am a hard working hands on guy that knows how to save $$$ on renovations. Having managed large scale renovations for the last 5 years I have the knowledge of managing projects as well as the skill-set to put in sweat equity. I am working with a few trusted partners to start on some projects of our own. 


>15 years property management(budget planning/investor interaction/property maintenance

>Running/managing a crew of up to 8

>Managing project renovations up to 300k

>Skilled tradesman (Painting, Carpentry, Plumbing, landscape, finish work of all kinds)

>Budget planning

>Vendor negotiations

>Putting together investor packets

>Underwriting real estate for investment fix/flips  

Hi Nate-  How did your project in Central Phoenix go?  I saw that you and your partner were going to do your own "sweat equity" and was curious if you meant that you are going to do all the work or going to find it and do all the work.  From my experience, doing the work yourself is like buying a job.  I looked to buy a Subway franchise years ago, but learned that you basically work for your money instead of having your money work for you.

I found money partners, great contractors and someone to run the project while I keep my full time job.  If you are looking for someone to partner with who can bring the contractors, properties and put you with the lenders to bring everything together, take a look at The Matrix as they are in Phoenix and have a great track record.

Also curious to hear if your end game is to flip it or for a buy & hold.
