Buy and Hold Newbie from SW Virginia

Hello!

I am new to rental real estate, but very familiar with the field as a practicing Civil Engineer in Land Development for the past 5 years.  I am currently scouring potential deals in the New River Valley trying to get my foot in the door.  I have already learned a lot from podcasts and blog posts on bigger pockets and am looking forward to learning more by experience.  I welcome any and all advice out there!
