Greetings!  After years of reading BP content, I decided to join earlier this year and just recently noticed a prompt to send out an introduction.  No wonder I see so many intros from new members.

I work and live in Orange County and own two properties here. I have used various free and fee-based education platforms to learn different REI strategies. I'm focusing on fix & flips and cashflow (rentals and lending) and see lots of opportunities to create win/win outcomes with other investors, agents, motivated sellers, etc. With regard to rentals, I'm considering the SFR vs. Multifamily question as well as which markets are poised for appreciation and rent growth. I know there are numerous threads here and I've read many of them. I'm closing in on a focus, but will gladly accept suggestions.

@Ron H.welcome to BP and yeah there are a lot of threads on market selection but I will say that you can invest in the best market but still fall flat if the team isn't good. So I would find people you can work with then determine if their market makes sense. If it doesn't, then no big deal because you've just made a new friend. If it does, then you're already set up with the team and just have to find the property.
