Newbie member: Developer/Investor from Los Angeles

Hello BP community. My name is Anton Caserta. As the subject title states, I am a small time/part time developer in Los Angeles. Specifically the San Fernando Valley. I have been partnered with my father for the past 10 years in the Landscape Contracting business that he started about 25 years ago. Our success in that business has allowed us to venture into real estate development on a part time basis over the past 7 years or so. To date we have completed the rezoning, subdivision and construction of 2 lots in the SFV area to build a portfolio of 10 single family residences. We are just now about 1 month away from the construction phase of our 3rd subdivision project, which will add another 3 houses to the list. So far we have been able to retain all the units and lease them out for positive cash flow. While the landscaping business still occupies the majority of my time, I am very passionate about continuing in the real estate development industry with the goal of building a portfolio of cash flow properties and also generating income selling spec builds. Eventually my dream would be to get away from the service based construction industry that I find extremely stressful at times, trying to meet the demands of 15-20 ongoing large scale install projects at a time. So, I am here to connect and learn as much as possible about these couple niches. And of course to share any knowledge I have gained so far in the process.
