Beginner in Wisconsin

I have 100k in a line of credit where should I start spending my cash I want to execute buy and hold and/or fix and flips.  Open to suggestions and where other people started when they were in my position of being a beginner. Any systems I should use. I was thinking of buying 2 duplexes at 30k-35k and hold to start my portfolio or is there a better route I should go?
