New Member from Baltimore
Hello!
I'm here to learn about real estate in Baltimore, MD and network with fellow real estate investors/enthusiasts. I'm looking for buy and hold deals in the city: Patterson Park or other decent areas; and the county: Parkville, Essex, Middle River, or Dundalk. I live in Timonium and know this area well but there are few if any opportunities in Towson/Timonium area.
I'm also interested in thoughts on best areas for buy and hold in Baltimore City/County. Does anyone buy sub $30k houses for cash and put section 8 tenants in them? I'm not looking at that space but would be interested if anyone is doing that and has had any success. I'm looking for $75-120K and would want to get at least 1% rent-to-value.
I don't have any properties yet but would like to get one in the next year. My family has properties just over the line in PA but I don't think I want to buy there. The job market is terrible in Hanover and the houses don't seem to ever appreciate.

Ned - thanks for the input. It's interesting to me that many voucher holders won't go for a sum 30k house...makes sense. Their voucher can afford them a better place.
Seth - thanks for the post. I can imagine it takes time to be good enough to make the sub 30k market work. I don't think I'll be venturing into this area but was curious.
Troy - thanks for all the links and yes, very familiar with the Wire. Probably didn't put the city in the best light but showed what is a bit of reality in some parts i guess.
James - Dundalk seems to be a good rental market. I've been over that way and have look at a few row homes. They were small but in decent shape. Many i looked at over there would make sense from a rent-to-value point of view.
Russell - thanks for the input...good to know that Towson may be an opportunity. I'd love to find a spot in my backyard.
