Hello!

I'm here to learn about real estate in Baltimore, MD and network with fellow real estate investors/enthusiasts. I'm looking for buy and hold deals in the city: Patterson Park or other decent areas; and the county: Parkville, Essex, Middle River, or Dundalk. I live in Timonium and know this area well but there are few if any opportunities in Towson/Timonium area. 

I'm also interested in thoughts on best areas for buy and hold in Baltimore City/County. Does anyone buy sub $30k houses for cash and put section 8 tenants in them? I'm not looking at that space but would be interested if anyone is doing that and has had any success. I'm looking for $75-120K and would want to get at least 1% rent-to-value. 

I don't have any properties yet but would like to get one in the next year.  My family has properties just over the line in PA but I don't think I want to buy there. The job market is terrible in Hanover and the houses don't seem to ever appreciate.

@Ned Carey is correct about sub 30K rentals in the city.  If I'm purchasing a property for 30K in the city, then I'm spending about 30K in rehab on the property for a total of 60K spent.  I focus on Section 8 and want to have a quality tenant live at the property that will treat it as there home.  The one thing I've learned about rentals is that quality tenants are very picky.
