Dreaming of becoming a real estate investor from Gresham Or

Hello BP! Charles here. Not new to the site, I've been reading for about a year now but this is my first post. Here is my situation. I am on my second house. My first house was a good investment. Purchased in 2008, owner passed away, children just wanted to cash out, bought as is. Typical grandmas house, no major problems just really out dated. Paid 149k. 7 years later(needed a place to live, didn't take me 7 years to rehab lol) only 5k into rehab sold for 247k. Now I have a wife and 2 kids I'm supporting, couldn't do a live in flip like I did before. Bought a newer house with a huge chunk of my 1st house money. I have alot of equity but not much left to invest. Goal is to buy and sell eventually with enough capital to buy and hold as well. Just having trouble getting started when all I have really is the equity in my home.
