New Real Estate Investor in St. Louis, Mo

My name is Kory Hannah and my girlfriend/partner Amie Hull and I are just getting started in the real estate world of St. Louis Missouri. We bought and rehabbed our primary residence a few years ago, did one complete flip and are currently working on the rehab of our second one. So far we have done a lot of the work on the houses ourselves while both having full time jobs but now we're interested speeding our process up and growing this into a successful business. Amie is making the move to sell real estate full time at the beginning of the year and I would like to build the business into something that I could focus on full time as well. We're looking forward to everything that we can learn from this community growing our portfolio with both rentals and fix and flip properties.  We have just gotten started listening to the podcasts and are really impressed with the amount of advice and information that is available.

Kory-

The good properties to rehab in St Louis sell very quickly.  The competition to acquire them has been heating up.  Have your criteria and plan nailed down.  This way when you find the right deal you can act quickly.

If Amie is planning to work with investors, feel free to reach out to me.  My team, Invest 360 works exclusively with investors (Rehab, Buy & Hold, Liquidation, ect).

Welcome to BP!  This site is great for networking and learning!  I agree that the BP podcast are solid gold!

Another great podcast is Best Real Estate Investing advice Ever by Joe Fairless.

Kory, what areas in St. Louis are you flipping in?

Michael,

You're definitely right about the good properties going quick.  Lots of people already in and getting started in business in St. Louis.  Finding good deals in the the right areas of the city is the hard part for sure.  Like you said, you have to be able to move fast.  Working out set in stone criteria and formulas is one of the things that I need to focus on.  Up to this point, we were taking a slower approach and being picky about what we wanted, not just the numbers.

Ryan,

I've heard that name before, I'll definitely look up those podcasts as well! Thanks

We've mostly focused on southwest city so far since it's convenient to where we live.  We aren't necessarily stuck on that, just made the most sense so far.  The current project is in South Hampton/St. Louis Hills area.  We're going to have to branch out to grow like we want to in the future.

Kory,

Welcome to BP.  The podcasts are great!  You will find a wealth of knowledge here on BP.

Feel free to reach out if you have any questions that I can help you with.

Cheers!
Dave
