Hello BP.

My wife and I recently separated from the navy and are enjoying civilian life here in Kitsap county Bremerton, WA. I'm new to investing in real estate although I have been studying it for about the last six months. We are ready to purchase our first multi-family. We are just waiting (actively searching) for the right deal to come along. I love the site and have been combing through the wealth of information. I would love to meet up with active investors in my area for coffee or lunch. Thank you all.

Also one last tip, is when posting if you include keywords like REAPS (real estate investors association of the Puget sound area and Kitsap and Bainbridge and Poulsbo and Port Orchard and Silverdale and Seattle and Tacoma and Gig harbor. You should be getting much more responses. =) haha A lot of people invest in the area but live elsewhere due to the strong rental market and low costs. 

Good luck on building an amazing template. I hope it works fantastically! My most used templates were rehab cost broken down so when previewing homes i could go threw and quickly calculate how much the repairs will be costing to see if the whole picture looks good.
