New Investor In Chicago (mainly south side)

Hi All, I'm a new investor in Chicago. After studying for a while, I am ready to invest and looking to buy and hold. My thought is to start with a condo, with reasonable HOAs and a well managed association and then move to a three flat or other multi unit property. My condo and multi unit areas of interest are on the southside, mainly Bronzeville, Kenwood/Oakland, Woodlawn, and South Shore. Does anyone have any experience in these neighborhoods or thoughts on condo to multi unit expansion? Thanks!
