Mike love age 66 I live in tallahassee fl. Retired after working 45 years in the criminal 

Justice system. My responsibility was to automate the then manual process utilizing 

Advanced technology.  Former state court technology officer (florida).

I want to learn home to successfully flip houses.

I have no background in real estate.  I could use a lot of help.

The Book on Flipping Houses.

I have flipped a bunch of houses, living in them while flipping to avoid capital gains taxes. 

Do you have any construction skills or are you going to be hiring out all the jobs? If you are hiring things out, start looking for reputable contractors now. It takes a while to find a good one.

Not all properties require the same amount of work. For your first flip, look for mainly cosmetic issues, rather than trying to tackle mold or foundation problems your first time out.

Listen to J. Scott's Podcast Episode 10. Lots of great information there. Oh, and forget everything you ever saw on HGTV. That isn't how a flip works.
