Before you attempt to try wholesaling, I would recommend learning as much as you can about that strategy. Learn what makes a great deal, how to analyze a property, how to identify the good and bad areas, etc. One of the most important things that you will need to learn is how to accurately  calculate repair costs. You don't want to be that wholesaler that advertises a deal with 10k in repair costs when it really needs 30k, because you will start to get a bad rep with the local investors that you are trying to sell too. Also i would recommend becoming a bird dog for an experienced investor for a while to get experience on what they look for in a property. That way you will have a better understanding once the time comes for you to get a property under contract and turn that bird dog fee in to a bigger payday.
