Alternatives to REITs?

Hi, Does anyone know of any investment alternatives to REITs and direct buy/hold ownership? I'd ideally like to find a way to invest with a fund that sources deals directly from developers -- do any funds do this? So, as I imagine it, the investment would probably have less stability than a REIT, but greater upside potential. Thoughts about investment opportunities appreciated.
