Here is a tip - Seller Financing & Lease options are a great way to leverage your down payment or financing or both.    Many wholesalers focus on finding the High Equity deal.  Focus on motivation.  Its not so much about the property its more about the situation the seller is in.   You would be surprised how many sellers will carry financing or do a lease option.  Many of these deals, sellers ask for very little to no money down.    

Here is another tip

A 4 bedroom house in my area rents for about 1100 per month.    But if I rent rooms i can get $450 per room, which is $1800 per month.   Think about that?   

Instead of renting a house, rent rooms.  Just look on craigslist and see what room rentals are going for.   Chances are you'd be able to rent a room faster, than the house.  And if 1 renter stops paying you still have 3 others paying you.
