New to real estate, how much money do I need to get started??

I'm 23, my girlfriends a real estate agent, I'm looking to invest in real estate. I've been listening to this podcast nonstop for the past 4 days and I find it to be very intriguing. I think I'd like to start out buying my multi family homes. What's the right amount of cash I need to get started buying my first property? Price range 110k and under!

@Zachary Bronder Do you plan on living in this property and renting out the other units?  If you are going to live in one unit, you can do so for as little as 3.5% down.  You'll need some money for closing costs, and you'll want to have some cash reserves for the unexpected HVAC replacement, etc.

If you are not going to live in the property, you will likely need at least 20% down.
