Ready to start buying and holding in south florida

Hey guys, me and partner are in the process of beginning a new. We want to start buying and holding in the south Florida area but we have minimal experience in this this space (primarily wholesalers up to this point) though we have had some success in wholesaling we see it as more of a job and are looking to get out of the rat race of life, were looking for any tips and any investors in the south Florida area who would like to connect, chat, or maybe have a lunch to talk real estate.

If doing "buy & hold", there are things to consider:

  • Use a property manager, it's better to have someone focused on maintaining the property and dealing with the tenants than it is to be unclogging someone's toilet at 3 in the morning
  • Use someone like www.floridalandlordnetwork.com to do your screening and evicting. It is better to have someone else filing all the court docs and going there with the Sheriff... just in case
  • Use something like HUD to obtain properties (we can help with that)
  • Treat it like a business, not a pet project... by that, I mean remain unemotional.
