New to real estate investing...

Hello everyone, I'm Josh from Spruce Pine, North Carolina. I'm brand new to REI and I want to use private money to do rehabs and flips in the Tri Cities, TN area. I may consider using traditional financing If I can... My credit is currently tied up with student loan debt. I would also like to buy and hold multi-families in the same area. The market where I live is just not hot at the moment... Nothing is selling... I'm doing my DD on some deals now, but they're on the MLS and I'm trying to look for deals that are off the market. Can anyone give me any guidance on how to find off market deals? I'm hoping to do my first deal in the next six months. Any advise would be greatly appreciated! Thanks!
