Newbie in Fresno, California

Hi guys, I've been looking into this crazy real estate thing for about a week and a half now. I'm very interested in wholesaling as I have a full time job and am not just broke, but in a lot of student loan debt. Like a sucker. I've watched a lot of Tom Krol podcasts, and he seems great, but I want to check around and see what other information I can acquire before investing in list building.

Hi Chris,

Welcome to BP and real estate in general!

You'll find a ton of info on BP about wholesaling and investing.

Here's my opinion: There are a lot of investors in Fresno, so don't spend money on building a list of buyers. Find a property and then find a buyer, they'll be all over as soon as you make it known you have something. I did a deal late last year and had a buyer under contract in 5 days that contacted me through craigslist. Find the deal, put it on craigslist and BP and you'll build a buyer's list and make money at the same time. Contact other investors on here and they'll be happy to share what criteria they're looking for and be added to your list. Do a handful and you'll find yourself with a consistent list of the same names looking to take your properties.

You can even add me as a potential buyer too. Ideal is 3+2 in clovis schools.

Best of luck. Do your research, it's a hot market so you want to buy right.

Allen
