Considering real estate investing with my sons

Hi,

I am a software engineering manager living in Washington state. As my sons graduated from high school and can't quite figure out what to do with their lives now, I thought a family business could help them get started. And I thought that real estate investing could be a good way to start that family business.

I am completely new to the world of real estate investing and would appreciate any pointers. Some questions that come to mind are:

  • Is it better to do this as a person or should I set up a company?
  • Is it easier to start with "flipping" or renting?
  • Is it better to try to manager rentals on my own or hire a property management company?
  • Is it better to put more money down or the opposite?
  • Is foreclosures/auctions a reasonable place to start or is it too complicated for a beginner?

I am sure all of these questions are covered in numerous blogs on this site. I wonder if someone can point me to those blogs or other useful resources.
