New Member from Michigan interested in Rent/Flip

New member looking to get started in either rentals, rehab or both. Have a good day job with lots of free time (work from home) and open weekends but want to expand my investments and need something to stay busy...oh and make money!!

Currently in research stage trying to figure out what is the best way to get started without getting scammed by a bad ebook or other program. So far one main area of concern for me is the recommendation to consult with a CPA and/or Real Estate lawyers... I really need to understand this more, in my experience they can be very expensive and I'm not really interested in a HUGE bill for something I can read/do myself.

If anyone can recommend some books or what forums, podcasts. etc to read/listen to that would be great!!

I currently only have about 5k in an emergency fund that I could use for this but have around 100k in equity in my current home, read some stuff about using an HE loan or LOC for a down payment. Also have great credit.
