Hi everyone,

I have been on BP for a few years - just read the threads till now. After having been a flipper/developer since 2011, I have gone back to being an investor/lender on a full time basis.

We have lent in CA (Bay Area and Sacramento metro), FL (Miami-WPB stretch, Tampa-St Pete's-Sarasota stretch), NY tri-state area currently but will look at opportunities in other metros. Our standard offering is strictly asset based, senior, non-recourse, G702/3 draw based financing to properly permitted projects managed by established GCs/construction companies.

LTVs can be high depending on sponsor experience and background, project attractiveness but is not based on individual creditworthiness. Typical loan sizes are 500k to 1.5 million but we have syndicated out larger loans within our circle of family offices.
