Hello my name is Ryan and I've recently moved to the Tampa, FL area with my wife and we travel to Pensacola often. I am good at finding off market deals with distressed owners. I have no problem finding properties and getting in contact with owners of homes but am seeking guidance on where to find a good (legal) Florida contract for wholesaling and assignments. I am looking to find a strategy that is also helpful to clients who are being foreclosed on by the bank. If anyone could steer me in the right direction on where to find contracts I would love to connect and network with as many people on this site to complete deals with. Thanks and I can't wait to do some deals with you soon!

"Wholesaling" is the new breed of mostly unlicensed brokers with no education, no insurance, and worse yet, no clue. Keep in mind you must have equitable ownership to operate in this manner in Florida. See chapter 475 state statutes. I have raised the issues of misleading sellers hundreds of times on BP. Many ignore the issue and have no intention of operating morally and ethically. You can decide how you want to operate. You can use the FAR-BAR contract for assignment.

Why not purchase the properties that are superb deals, rent them out, and build REAL wealth?
