Interested in any thoughts on which areas of Baltimore are best for buy-and-hold investors, and unique issues in B'more versus other areas. My experience so far has been very good down in Atlanta. Hoping to continue the roll up here.

That is one of the toughest questions to answer. Baltimore can be block by block. every neighborhood, and every zip code has both good and bad areas. Even within a specific neighborhood like Edmonodson Village there are blocks where I would happily own rentals and some where I don't even feel comfortable walking through.

Not only do areas vary but investors vary. Some investors are comfortable with weaker areas and stronger cash flow. Some want less risky areas but are willing to accept lower cash flow.

Keep reading here though and you will start to get some ideas on how and where to invest. You might want to set up a "keyword alert" for Baltimore so you get notified when it is mentioned.
