Hey everyone, 

I am a mommy to 4 (5, 2, 6wks, & 6wks) I have been looking into flipping houses for a few years now (I know I'm super slow but it's scary) I had bought my 1st house when I was 19 and it was the pits I spent made it liveable and then we stayed there for 5 years until we decided to sell I spent about 8 months completely redoing everything while living in it with 2 little boys. Replacing all light fixtures, faucets, doors, door knobs, ceiling fans, every inch of wall was repainted, all moulding from brown to white, new laminate flooring through the whole first floor and vinyl in the bathrooms, repainted the deck, and really landscaped outside, as well as a brand new porch. We accepted an offer after being on the market for 2 weeks for 4,100.00 over list price, after closing I made a little over 35,000 on the deal. This has made me want to get into it even more and at this point I'm not sure how I can go back to work and put 3 kids in daycare and still make any money so I need to do something. However, I am terrified of biting off more than I can chew and end up screwing my family even worse (we bought another home to live in so this would be secondary). I believe fixing a home without living in it will be much faster and easier but I don't want to take on an auction house right off the bat and I wanted to start small using the money I made off selling my house to complete my first project. This led me to looking at bank owned properties for around 10,000 to 15,000 however every single one (even though fixed up nicely each would only be worth 35,000-40,000) had something seriously wrong with it from mold infestation to a giant hole in the ceiling to literally being condemned due to foundation issues. I also don't want to borrow any money to get starte. Then I had (what I thought was) a brilliant idea, Mobile home! So I found 4 that I can buy for quite cheap and then others in the same park are selling for about 30,000 which would leave me with about a 10,000 profit also with less Sq ft I could be done fast. Then I started researching about flipping them and the opinions of wetter it's a good idea or a terrible idea are about 50/50 so now I am in the same predicament again and worried I will make a terrible mistake. Please help!
