Hello BP world. I'm new to investing and a novice to owning property. I currently am living in the northeast but have a home in the south which was my first home purchase. I'm currently in a deal for a multifamily which is starting to fall apart. My gut is telling me to just walk away at this point. This particular property I'm dealing with is a two family I was planning on house hacking. It's someone elses well done flip. They invested some serious money into the property and you can see it in the quality of work that was done. I'm coming in on the high end of the market for that area, but I am okay with that, I am going to live there and I like to treat myself well.  BUT there are some things which were represented in the listing agreement which now I'm being told are mistakes of the realtor and should not have been in the listing. For example central AC and sprinkler system. Both attracted me to this property. I have spent money on a home inspection which brought to my attention somethings I should have noticed right away and other small items that with a couple of dollars are easily repaired. I take it as a learning experience on what to look out for and it will never happen again. I am looking to make more deals, better ones, in this area as I see a lot of potential. Nice mix of multi and single family homes. Small town, working class residence and close to a beautiful waterfront.
