Teacher Looking to Learn a Thing or Two

Hi everybody! I am a full-time teacher looking to get into real estate to supplement my income. I already own a home and would like to purchase a second home to use as rental property. I'm not sure exactly where to start.  I'm here to learn all I can! Any advice?

How much equity do you have? Do you have a good teachers credit union? I'd see how much LTV they're willing to give you for a rental property? How's the rental market in your area? I know there are some good deal in certain areas of Georgia that would potentially cash flow well.
