Hello from Virginia
I'm just getting started in real estate investing. My first deal does not come close to the "50%" rule - but I guess I'll learn with time. I'm somewhat of an expert in "virtual real estate" owning over 1500 domain names, but I'm finding this very different. This looks like a great place to learn. I'm initially focusing on Richmond VA because of family ties and convenience.
