Closing wholesale deals

Hi BPers,

I'm new to real estate investing as well as I'm new to the bigger pockets website. After so much research and studying I'm ready to start doing deal. If your are interested in the Lehigh valley of Pennsylvania market area I'm sure I can be of assistance. Seeing as I am going to have a lot of questions through out my venture, it's the least i can do. I have a few properties that are priced well (below market value, before repairs inspection) that I will be looking over through out this week. I have some concerns about closing the deals I hope someone can help me out with.

1. What's the best closing arrangement that requires little to no money?

2. What's the best choice between a real estate attorney or title company?

3. Is it possible to do an assignment contact closing with a bank on property or a seller with an agent?

Any help will be greatly appreciated. Thanks BPers!!

The best closing arrangement would be a same day closing, using a standard state approved purchase and sales agreement through a small title company that would allow you do to the same day transaction. You obviously need to take possession of the property so you should have a real estate investor friendly attorney take a look at any language you add to your PA and make sure you are at full transparency.
