NEW TO BP 20+ year investor looking to help others.

I've been in real estate for over 20 years and retired at 40. I have 25 higher end rental properties that rent for a premium price with all but 2 in the Oklahoma City Historic District. I am landlord to all my properties which enables me to to provide a premium service to obtain higher quality long term tenants. My passion is to share my experiences and challenges to help others enjoy the freedom real estate has provided me. Feel free to ask me anything.

Hey Rob Lane your portfolio must be real impressive ! I am 21 years old and still in college, and I live in the Boston area. Prices out here are considerably high. I'm an aspiring real estate investor, and extremely interested in the buy and hold aspect of investing for consistent cash flow and appreciation within the property. Currently I am searching for my first deal, hopefully a deal I can house hack. In your opinion do you recommend I just wait and save enough for a down payment, get a hard money lender, or apply for a conventional loan from the bank ? I'm sure getting a loan from the bank at my age and lack of land lording experience will make it difficult for me to get approved, thank you in advance
