I am a new member that is having problems

Hello everyone I am a new member. I brought a home 3 years ago as a rent to own. I have been on the deed for a year now. The person I brought the house from is the lien holder. He owns the property free and clear. I just make payments to him. Is there a way, where I can get money out the house?

Value: 120,000

Owes Owner: 78,000

What should I do? Any answers will help thanks.

you might be able to get a heloc as well as long as the 1st position Deed to secure debt does not have a no junior loan provision in it...
