Hands on investor in PA

Hi, My name is Derek. 

I've decided I wanted to invest in properties after 8 years of rehabbing homes from water/fire/mold damage. I currently have a full time job and also own a remodeling business. I've always watched the home flipping show on tv and think to myself, "I can do this". I have never owned a home before and currently live with my gf. my credit score is between 720 and 750 and looking to purchase something soon. I've read Rental Property Investing and now I want to jump into being a Owner/landlord. 

Like a lot of people I'm hands on and need to see everything come together, so this first property is a little scary for me. I'm OK with failing and I will continue to make a better future for my family and I i have been, but I want to try renting a property or flipping. 

What I need

I need help to understand a good deal. when im online looking I think every things a good deal, but wonder why people are selling their property for cheap. Being new to this and the not knowing is keeping me from jumping in and one day being able to give up one of my jobs to focus on my family.
