California resident trying to get out of the rat race.

Hello! I currently live in Ukiah, CA and am trying to relocate to my home state, Oregon. My partner and I are currently renters and would like to get out of our beautiful but expensive community hopefully become landlords ourselves. Any advice that this community might have for first time buyers or Oregon investors would be greatly appreciated. I'm very interested in making connections with locals in the coastal communities, especially Coos Bay, and also Eugene. I'm very grateful for this site and look forward to learning as much as I can from all of you!
