New investor in the St. Louis area

Hi Everybody, 

First things first I'm Devin, nice to meet you. 

Back story: I was born a Navy brat and I've become a local to the St. Louis area, for about 15 years now. I've lived all over in the surrounding counties, the country and even did a brief stent in Japan in grade school. Currently, I reside in Lake St. Louis. I'm a Transplant ICU Nurse by trade, in a hospital downtown. When i was a teenager living in an apartment complex I would add up the number of units and calculate how much rent that would bring in monthly. The numbers always blew my mind. It was at that moment I knew I needed to be in real estate. However, I thought real estate investing was only for people who already had big pockets and my dreams fell by the wayside. 

So here's where I am now: Recently I've been devouring every real estate investing book I can get my hands on. I bought my primary residence at 18 as a foreclosure to be a fix and flip. It turned into a minor rehab and primary. Then after I got divorced I rented it out for a few years and lived in an apartment basically rent free while I finished school. Sadly the last tenant destroyed the place (ripped out baseboards, cut squares out of the hardwood, put holes in the drywall, holes in the ceiling,destroyed a small shed in the back yard) and I will now be rehabbing it, full over, in the next month. I intend to keep this property as a rental after that. 

Goals: Just like I'm sure everyone else here is I am interested in networking with other local investors. I'm looking to gain momentum. Ideal would be to generate a little positive cashflow by way of wholesales and fix and flip properties first. 

I'm always open to help/advice and I look forward to becoming a part of this community. Everyone here seems awesome. Thanks in advance.
