New (wannabe) Investor from Houston Texas

Hello BP! I am a 28 year old born and raised in Houston Texas (champions/klein area to be specific). I graduated from Texas A&M in 2011 and have been building houses since.

I have built everything from town homes, 1700 SF single family all the way to 9000+ mansions. Since we have a two year warranty I also have years of property management experience.

With the vast sub contractor base I have as well as relationships with every major materials vendor in the city I see my biggest competitive advantage would be on the renovating side. The only issue I see now is the market in Houston seems to be pretty hot for houses under the 300k mark and I am still researching/learning the best way to buy low. I am torn between starting out flipping or starting off BRRRing.

My ultimate goal is to eventually have the capital to do my own developments one day.

My main focus this year is networking and perhaps teaming up with a vet (offering my GC skills for their experience) to have a good lay of the land and doing at least one flip by the end of the year (or acquiring a rental).

You have the skill set to be ahead of many "wannabe" investors.  Just based on what I've learned about investing in the last couple of months, the most important area to develop is mindset.  You can fill in anything else with education.  You will make mistakes and you will get discouraged.  But the difference between someone who succeeds and someone who fails is when they give up.  Don't give up!
