how to balance real estate portfolio ?

I purchased one duplex in 2010, one SFH in 2012, and one duplex in 2013, flipped one SFH in 2014, just close one commercial retail in Oregon .

Now what's next? I could turn Santa Cruz long term rental to vocational rental, but I am not that kind of person doing same things again and again. 

My portfolio is relatively low risk, high appreciation, cash flow is so so, thus the commercial retail with 8% cap, but 10% vacancy rate kick in.

Elbert is correct . You can't beat the cash on cash returns in Chicago on the west and south sides. The north side is somewhat similar to California in cost of acquisition . 

Because you live so far away you would definitely have to work with a property management company.
